Here is why we do it. We could put that money into ads nobody reads. We would rather pay four people's rent, and we would rather it go to students who take school seriously. How it works. You sign a per bed lease in a 4 bedroom apartment for the 2027 to 2028 year. Every month your base rent hits your ledger as a credit. Twelve straight months.
No essay, no tour, no deposit, nothing to buy. You fill out a form.
Name, email, phone, your school, and you check the box saying your cumulative GPA is 3.0 or better. We take your word for it. We only ask for a transcript if you win.
Entry opens November 2, 2026 and closes July 1, 2027. We draw on July 8.
The drawing streams live. Eight slips come out of the container. The first four are the winners. The next four are alternates, in order, in case somebody cannot take it.
I will tell you why we stream it. If I were 19 and broke, I would assume this was rigged. Some apartment complex giving away a year of free rent? Sure. So we removed the guesswork. Slips in a container. Drawn blind by someone who does not work in our leasing office. Two witnesses in the room. The list matching entry numbers to names stays sealed until the last slip is out. All four awards get given. Your odds are 4 divided by the total number of eligible entries.
Five requirements, and you can read all of them in about ten seconds.
You must still pass all normal screening requirements. Winning does not guarantee a lease.

No purchase necessary. No purchase, lease, application, deposit, tour, or payment of any kind is necessary to enter or win. Leasing does not improve your chance of winning. All 4 awards will be awarded, provided at least four eligible entries are received and at least four drawn entrants complete verification.
Who can enter. Legal U.S. residents 18 or older, enrolled in or accepted to an accredited school for the 2027-2028 academic year, with a cumulative GPA of 3.0 or higher. Employees of the Sponsor and Yugo, and their households, are not eligible. Void in New York, Florida, Rhode Island, and where prohibited.
Disability waiver. If a disability has affected your cumulative GPA, the Sponsor waives the 3.0 requirement on request. Contact the leasing office before entry closes. The request does not affect your odds and the Sponsor will not ask for a diagnosis.
The award. Twelve consecutive months of base rent for one bed in a 4 bedroom apartment at The Harbor for the 2027-2028 lease year, credited monthly to the winner's resident ledger. Approximate retail value $8,400 to $9,228 per award, $33,600 to $36,912 for all four. Utilities not included. The award does not cover utilities, internet, parking, pet rent, or amenity and administrative fees. No cash is paid and there is no cash alternative. The award is not transferable.
Winners still have to qualify. Each winner must complete a rental application, sign a lease for the 2027-2028 lease year, and pass the same resident screening applied to every applicant, including a criminal background check. Winning does not guarantee approval. A winner who does not pass screening forfeits the award, and it goes to the next alternate in drawing order.
Taxes. The award is taxable income and is not a qualified scholarship. Each winner is responsible for all taxes on it. The Sponsor issues IRS Form 1099 for the full value of the award. A completed Form W-9 is required before any rent is credited.
Name and likeness. Accepting an award is not conditioned on granting the Sponsor the right to use your name, photograph, likeness, or statements. You may decline with no effect on the award.
Residency at The Harbor is not limited to students and does not require enrollment. These eligibility rules apply to the drawing only and are not tenancy criteria. The Sponsor complies with the Fair Housing Act.
