  1. No purchase necessary. No purchase, lease, application, deposit, tour, or payment of any kind is necessary to enter or win. Buying or leasing does not improve your chance of winning.
  2. Sponsor. The Harbor Apartments, 1109 University Pkwy, Johnson City, TN 37604. Yugo is the property manager and is not the sponsor.
  3. Entry period. Opens November 2, 2026 at 12:00:01 a.m. Eastern and closes July 1, 2027 at 11:59:59 p.m. Eastern. The drawing is held July 8, 2027.
  4. Eligibility. Legal U.S. residents 18 or older who are enrolled in or accepted to an accredited college, university, community college, or technical school for the 2027-2028 academic year with a cumulative GPA of 3.0 or higher. No particular school is required. Employees of the Sponsor and Yugo, and their households, are not eligible. Void in New York, Florida, Rhode Island, and where prohibited.
  5. Disability waiver. If a disability has affected your cumulative GPA, the Sponsor will waive the 3.0 requirement on request. Contact the leasing office before entry closes. The request does not affect your odds and the Sponsor will not ask for a diagnosis.
  6. How to enter. Complete the entry form during the entry period. One entry per person. Duplicates matched by email and mobile number are removed and the earliest entry is kept. Automated or bulk entries are void.
  7. The award and its value. Four awards. Each award is twelve consecutive months of base rent for one bed at The Harbor for the 2027-2028 lease year, credited monthly to the winner's ledger, plus a separate cash payment to the winner intended to cover the federal income tax on the award. The cash payment is calculated to cover the federal income tax on the entire award, including the cash payment itself. It covers federal tax only; state and local tax is the winner's responsibility. Base rent does not include utilities, internet, parking, pet rent, or amenity and administrative fees, which stay the winner's responsibility. Approximate retail value of each award, including the cash payment, is $12,085 to $14,433 depending on floor plan. Total approximate retail value of all four awards is $48,340 to $57,732. All four awards will be awarded, provided at least four eligible entries are received and at least four drawn entrants complete verification. The award is not transferable and no substitution is offered, except that the Sponsor may substitute an award of equal or greater value.
  8. Odds. Odds of winning an award are 4 divided by the total number of eligible entries received. Odds of being drawn as a winner or alternate are 10 divided by the total number of eligible entries received. The Sponsor publishes the total number of eligible entries within three business days of the close of entry.
  9. The drawing. After entry closes the Sponsor removes duplicates, sorts remaining eligible entries by the date and time received, and assigns each a number from 1 through N. The list matching numbers to entrants is sealed before the drawing. Each number is printed on an identical slip, folded identically, and placed in one container. A person who is not a member of the leasing staff draws ten slips one at a time without looking. Two witnesses observe, the drawing is recorded and streamed live, and the first four numbers drawn are the winners in order, followed by six alternates in order. The sealed list is opened only after all ten slips are drawn. The witnesses sign a record of the entry count, the ten numbers, and the date and time. The Sponsor retains the entry file, the signed record, and the recording for three years.
  10. Winner verification. Winners are verified after the drawing. Within ten calendar days of first notice each winner must provide proof of enrollment or acceptance and an official transcript, complete the Sponsor's standard resident screening on the same criteria applied to every applicant, execute a lease for the 2027-2028 lease year, and return a completed IRS Form W-9. A winner who has already signed a lease at The Harbor for that year does not sign again; the award is credited against the lease they hold. A drawn entrant who does not meet these requirements, declines, or does not respond within ten calendar days forfeits, and the award passes to the next alternate. No second drawing will be held.
  11. Taxes. The award is taxable income and is not a qualified scholarship. The Sponsor issues IRS Form 1099 to each winner for the full value of the award including the cash tax payment. A completed Form W-9 is required before any portion of the award is paid or credited. Each winner is responsible for their own taxes.
  12. Name and likeness. Acceptance of an award is not conditioned on granting the Sponsor the right to use your name, photograph, likeness, or statements. The Sponsor may request permission after an award has been granted and you are free to decline with no effect on the award.
  13. Residency. Residency at The Harbor is not limited to students and does not require enrollment. These eligibility requirements apply to the drawing only and are not tenancy criteria. The Sponsor complies with the Fair Housing Act.
  14. If the lease ends early. Rent credits are applied monthly across the lease term. If the lease ends before the twelve months are complete, for any reason, the remaining credits stop and are not paid in cash. The winner remains responsible for the terms of the lease.
  15. Winners list. The first name, last initial, and school of each winner are posted on this page within thirty days after the drawing, and are available by written request to the Sponsor at the address above for ninety days after the drawing.
  16. Governing law. These rules are governed by the laws of the State of Tennessee, with exclusive jurisdiction in Washington County, Tennessee.
